Collage Apartments is an urban revitalization project, created through a consolidation of three multi-family properties into a single development in central Long Beach. At the time of its acquisition, the site included six derelict structures, paved yards overgrown with weeds, rickety fences and illegal parking.
The goal of the project was to renovate the site and existing buildings into fourteen large, family-oriented residential units to include secured parking, private decks, shared open space and substantial community amenities. As three separate properties built over time, each building was different – varying in architectural style from Spanish Revival, Traditional Ranch, and Mid-Century Modern. The remodel enhances the existing buildings while retaining their original charm by incorporating new windows and doors, exterior lighting, exterior finish materials and paint colors.
At the heart of the development is a modern community room and central court featuring an outdoor fireplace, built in barbeques and soft seating. The site plan utilizes formerly unusable spaces between properties to create landscaped open space, including a large central lawn, community gardens, tot lot, and entry courtyard. In addition to designing Collage, Studio One Eleven enhanced Pine Avenue to provide much needed diagonal parking and new street trees.
