Activating a Derelict Area of the Arts District in Downtown Los Angeles

The Arts District in Downtown Los Angeles has recently become a vibrant mecca of creativity, growing into a pedestrian-friendly neighborhood hub complete with dining, shopping, and activities. The industrial typology has led to repurposing old factories and plants into an interesting mix of old and new.

As part of this revitalization, Studio One Eleven is working at the southern area of the expanding neighborhood at the intersection of Santa Fe Avenue and Bay Street.

Utilizing three existing buildings, the design team is repurposing them into a mixed-use development with 45,000 sf of ground level retail, 100,000 sf of office space, a hundred live/work units, and an adaptive reuse shed. The project will bring activation to the area which is currently derelict and void of pedestrians, expanding the neighborhood to connect to existing and future redevelopment and the adjacent Los Angeles River.
