Located in the historic East Village Arts District of downtown Long Beach, Partake will offer customers the option to support local businesses while dining onsite in a communal food hall, or in a future sidewalk dining area. The project is built on a model that promotes social engagement and community building, rather than focusing strictly on food preparation for delivery-only meals in an isolated industrial setting.
An adaptive reuse of two underperforming office buildings that are linked together, the project includes three floors and a basement and houses twenty-six kitchens. Partake is designed to promote a healthy work environment for up to 200 employees, in contrast to the typical windowless ghost kitchen model. It will offer generous natural light and air, as well as employee amenities such as break rooms, bike storage, lockers, and showers. A sustainable approach to reusing the buildings make the shell + core work an easy candidate in pursuing both LEED and Well platinum certification
The project embraces both old and new building features. The existing heavy timber, steel and concrete structure with brick infill will be retained and exposed in public areas. In addition, the original large arched windows and doors at the street level will have steel shrouds integrated into the openings to provide pedestrian access and views.
The design focus’ visitor activity on the ground floor around a central retail amenity that has direct pedestrian access from both 5th Street and Elm Avenue. This streamlined pick-up zone features a retail kiosk for operators to sell packaged premade goods in addition to their in-house culinary creations. An additional show kitchen encourages chefs to facilitate demonstrations and podcasts, menu development, recipe testing and content creation.
Studio One Eleven has transformed an inward focused office space into an accessible food and beverage destination for downtown’s emerging residents. This will not only serve the locals but also support small creative restauranteurs who are eager to expand their businesses.
Partake is committed to being an active and engaged member of the Long Beach community by working with local educational institutions to support pathways to private enterprise, business ownership, and job opportunities to the most underrepresented communities. Partake has already partnered with the culinary programs at Browning High School, California State University Institute for Innovation and Entrepreneurship, and Long Beach City College to support students’ passion within the culinary arts.
The goal of this model is to create a benchmark for future development and food service industry entrepreneurs, that celebrates food diversity and enhances community building. A second Partake is scheduled to open in Glassell Park, Los Angeles in 2023, with other locations currently under consideration.
