Downtown Ventura Visioning is a mixed-use, adaptive reuse project that reimagines a collection of existing commercial buildings in Downtown Ventura as a cohesive destination for retail, dining, open space, and community gathering.
The project activates the block bounded by Main Street, Santa Clara Street, Oak Street, and Palm Street, stitching together underutilized properties into a connected and walkable urban experience.
Studio One Eleven’s design integrates new storefronts, pedestrian pathways, and garden courtyards to strengthen connections between surrounding streets and alleys while enhancing the public realm. A new pedestrian passage links Oak Street to a series of interior open spaces, while improvements along Main Street expand existing lawns, performance areas, and community seating, creating flexible spaces for daily use and public programming.
The project includes adaptive reuse of two buildings along Oak Street, the addition of approximately 7,500 square feet of upper-level space for a destination restaurant and outdoor dining deck, and a grand stair connecting ground-level open space to the second level. Additional features include a gateway entrance from Main Street, a small commercial tenant at the entry, and a freestanding kiosk within the garden courtyard to further activate the site.
Building on Downtown Ventura’s history and vitality, Oak Street contributes to a more walkable, vibrant downtown core, supporting local businesses, improving pedestrian connections, and creating new green spaces and gathering places at the heart of the city.
