It will be characterized by a mix of dynamic and successful community serving businesses, active sidewalks, and beautifully landscaped public and private spaces that reinforce the appeal of this unique downtown within the South Bay.
Working alongside the City of Lomita, Studio One Eleven developed a retail analysis and strategy for the City’s downtown. The resulting vision plan for Downtown Lomita identified strategies for reinvestment, both physical and market focused to foster a more dynamic downtown. The strategies were informed by an Existing Conditions analysis, retail mix assessment, case studies of similarly sized nearby downtowns and main streets, and a business owner roundtable discussions.
The vision built upon Downtown Lomita’s appropriately scaled, pedestrian -friendly core, and proposed policies to target community-destination retail, in order to create a sense of place and re-capture retail leakage helping to energize the downtown and allow for an effective blending and mixing of uses. The vision proposed an implementation strategy with short term and long term recommendations such as refining the City’s mixed-use ordinance, instituting a public arts and parklet program, developing a downtown streetscape plan, establishing a commercial storefront facade improvement program, and updating the City’s downtown design guidelines. Approved by City Council in October 2018, the City is now in the process of implementing strategies and programs to realize this vision.
