The last phase of the three-part vision by Studio One Eleven comprising 3.5 acres to energize Fourth Street within the East Village Arts District, is a five-story multi-family community. The distinctive façade draws inspiration from the local culture and art scene; it features a simple mass with staggered openings, contrasting colors of bright yellow and white, and bold geometric patterns inspired by the logo of a punk rock band that once recorded across the street. The previous two phases included the adaptive reuse of three warehouse buildings to a creative office and the restoration of another building to accommodate a café with one of the first parklets in Southern California and a record store/event space.

Featuring 49 units that include studio, one- and two-bedroom flats, and penthouse lofts that offer downtown and ocean views with large 500-square-foot garden terraces. The architects worked closely with planning and building codes to create the lofts, an innovation at the time. Residences range from 780 to 1,250 square feet. Communal social spaces are designed to help residents get to know one another and include a rooftop deck, social entry lounge, bicycle storage with gear wall and repair shop, and ground-level gym. The commercial space located at the corner integrates a bulb out to accommodate outdoor dining and calm traffic speeds.

The vision has collectively transformed this section of Fourth Street from an area you wanted to quickly walk through to a destination that activates and supports the arts and culture of the East Village Arts District. 

The five-story structure features 49 one and two-unit dwellings gathered around a central courtyard with ground-floor commercial space. Communal social spaces are designed to help residents get to know one another. These features include a rooftop deck, social entry lobby, bicycle storage with gear wall and ground-level gym.   

The ground floor is lined with active uses and visitor and resident parking is hidden from public view. The architects worked closely with the planning department and the building codes to create upper level lofts with large garden decks and expansive views — an innovation that is unique to this project.
